This was a family home with younger children and showings were going to require a lot of planning. Also, the home had a decent amount of wear and tear that would not help in the goal of maximizing price. Our first discussions were in August and although the seller was not totally ready to list, we suggested that photos be taken to show the exterior at its best. In the event they decided to go live prior to Spring in Bend (late April/early May), we would be able to use photos showing everything green and lush.

We also performed an overall audit of needed repairs and outlined which ones were worthwhile and would help in maximizing the value. The seller took our suggestions, and reached out to our handyman contact, and prepped the home in advance of the listing. The seller decided to list in January and we began internally marketing the home to our clients and brokerage, created excitement, and launched as a Coming Soon with showings starting the day the seller left for Spring Break. The seller wasn’t inconvenienced with any showings, the home sold above asking, and they were able to remain in the home through the end of the school year.
