This seller approached us in late spring/early summer with the goal of maximizing price and also timing the sale with his desired move out just before winter. It was our suggestion that to maximize his price, he should wait to officially list until he was closer to his desired move out date. Listing too early and asking for a long occupancy would have caused a potential buyer to discount the price or expect a large rent back payment. It was also our suggestion that we market this home as a office exclusive listing with a go live date at sometime in August so that we could build up some excitement leading into the sale. When it was time to go live, we advised that he list the home at market value to drive interest and not stretch pricing heading into a slower season, face potential price drops, and possibly delay his move. He agreed to price it at the level we all agreed to be accurate and within 5 days of officially being launched, it had two offers, and sold for over asking at the price he had ultimately hoped it would. On top of this, he was able to stay in his house until his planned move in early Winter.
