Set behind the gates on a quiet cul-de-sac in Broken Top, this traditional home had been tastefully updated by the owners and was meant to be their forever home. However, life changed and there was a need to move out of the area, so the sellers approached us about selling approximately 6 months in advance of listing. Their out-of-state move involved timing things around the current school year, acceptance at an out-of-area school, and purchasing a home in another market.

Our plan involved marketing the home as a office exclusive listing for a period of time in the winter to generate some energy while limiting showings for the sellers. The launch was carefully timed factoring in Spring Break and the rent-back needs of the seller. It was released as a “coming soon” for several days before the full launch on a Thursday. The first of 8 showings took place starting Friday and by the following Wednesday the home was under contract with all the terms the seller had requested. After a lengthy leaseback period, the seller was able to seamlessly move to a new state and into their new home.
