After pricing out build costs for an exquisite custom home on a breathtaking lot backing to public lands, the seller came to our office nearly in tears. The home they had planned was going to cost them more than they had imagined and they needed to come up with a plan. We talked through the listing process and created a strategy for launching the bare lot in the MLS, but also found out that another similar piece of property was going to be listed in an adjacent neighborhood at roughly the same time. We created a strategy for pricing that involved marketing it at a fair price as a office exclusive listing with a full marketing plan for launching the lot in the MLS. We ended up receiving 3 offers over the course of 2 days and closed about 2 weeks later about 8% over the asking price. For various reasons, the competing lot did not sell.
