Buyer and Seller Tips for Purchasing or Selling Real Estate in 2016

Buyer Tips
1. Don’t wait to buy – start your search now!
A recent survey said that 85% of buyers who are going to purchase in 2016 are waiting until summer to start their search. Looking for a home now allows for less competition in finding and purchasing the home you want.
2. Take advantage of these low interest rates.
Realtor.com found that interest rates should inflate up to around 4.65% by the end of 2016. That is almost a 20% increase in your interest cost, which will dramatically effect the type of home you can afford.
3. Don’t write off buying a new home.
Often, new homes are 15-20% more expensive an used homes. However, with Bend’s tight inventory, used home prices are pushed up, which has resulted in less of a gap between new and used homes.
Seller Tips
1. List as soon as possible.
Generally the best buying season is spring and summer. Don’t wait until fall when buyers are leaving town to list!
2. Price accordingly and don’t miss this market.
We have buyers with money in their pockets and we would hate for you to miss out on this season and go into fall chasing the prices down!
3. Look for an incentive or something different you can bring to the table.
Often it is not about price, but rather about buyers timing, when they can close, whether you can offer lease-back, etc. Let’s do something different that will get your listing attention without having to lower the price.
