Q1 – 2018
A year ago we were just digging out of a very snowy winter and the real estate market got off to a sluggish start to the year. That is not the case this year. As you can see from the Central Oregon Quarterly Reports, almost every section of the market in Central Oregon is experiencing growth since this time last year. This is especially the case in the Tetherow market. We have seen growth in terms of number sold as well as Median Price for both Residential and Land listings. In Q1 2018 there were 8 lot sales vs 6 in Q1 2017, while Median Price went from $335, 083 in Q12017 to $341,988 in Q12018. The jump was much more impressive for Residential home sales with 14 sold in Q12018 ($15.3M in total sales) vs 8 sold ($8.5M in total sales) in the same quarter last year, although the price of these sold homes remained largely unchanged. This is slightly misleading as a few of these home sales were part of the Trailhead and Cairn Vacation Rental Properties which are a different price point than the full time residences in Tetherow.
Looking forward, barring any world events, we see no reason that this momentum won’t continue. As the main point of contact at the resort, both online and in person, we only see interest in Tetherow continuing to grow. In the coming weeks, the extension of Hosmer Lake Drive in the Crescent neighborhood will be officially recorded, bringing on renewed interest to Tetherow and offering a range of home sites from wooded lots to sweeping mountain views. Brian and his team exceeded our expectations and had to put up with a some difficult situations (through no fault of theirs) while we sold the home.
